Against the advice of the greatest man I've ever known, my Father did everything to discourage me from buying my first rental property. Even though he didn't believe in real estate, he still believed in me and help me finance my first rental property in 1998. And within a year of buying my first rental, partnerships were formed with family and friends, and the inventory started to grow. To date the inventory of properties bought and sold in my portfolio is somewhere in the 30's or 40's and have advised on the purchase of numerous others for clients and agents. Today, the inventory consists of a variation of 4, 5 and 6 and a 12plex and a 51 unit apartment building with 9 commercial units. I still manage a few properties for certain clients but my focus today is buying and selling real estate. At one point I was managing as many as 21 student rentals, 8 non student rentals and the apartment building. It took several years to relinquish control, but today I have some great people watching my properties giving me the time to do what I love most, being a realtor. Even though I've given up most of my duties as a property manager, it's those years of experience that gives me the unique perspective of advising people if rental properties is something they should get into. The one piece of advice I like to give and I give it because it was given to me from my good friend Glen. Most people when buying their 1st rental finds safety in a potential partnership. Partnerships are great and I have plenty of them. But if you can afford to buy the first one on your own, do it. It's not work when you love what your doing!
